About

A judge’s training, applied to your lease.

Before real estate, I served as a judge in Egypt. That work taught me to read every clause, spot the one that costs you later, and ask about it before anything is signed. I bring the same habit to every LOI and lease I negotiate.

My practice is commercial first: retail, restaurant, office and flex space across Houston and the surrounding cities, for tenants, landlords and investors. I also help buyers and sellers of homes throughout greater Houston. I serve clients in English and Arabic.

I am not a Texas-licensed attorney and do not give legal advice. For legal questions, consult a Texas real estate attorney.

How a lease comes together

The usual path for a tenant opening a new location. Most deals take 30 to 60 days from first call to signed lease, and some close in under 15.

  1. STEP 1

    Requirements

Size, budget, area, parking, and what your use needs, such as a grease trap or drive-thru.

  2. STEP 2

    Search & tour

A short list of spaces that fit, toured together.

  3. STEP 3

    LOI

Rent, term, free rent and TI allowance, negotiated in writing.

  4. STEP 4

    Lease review

Every clause explained: CAM, personal guaranty, assignment, exclusives.

  5. STEP 5

    Build-out

Permits, contractor timeline and opening date tracked to the end.
